If you’ve decided to capitalize on a growing rental market and let your property next year, do not wait until after Christmas to begin this process. Preparing your property

There is quite a lot that you will need to do before letting so we make sure that you’ve gathered the information you will need and the property itself is ready for high-quality photos. You’re going to need to strike a balance between making your property look homely and ensuring that a potential tenant can see themselves living there rather than using your home. Think about the lighting and consider if there is an aspect of the room that has a focal point for photographs. A clean neutral palette with the odd splash of colour will ensure that tenants will look at those photos and see how that space can be made their own. Some other tasks you could be doing before the new year:

Hide wires and cables

Store unnecessary clutter or evidence of personal life

Look at the exterior of the house: is the garden maintained, what about the driveway or approach to the house?

What is important to tenants

Most tenants are thinking about the living and outside space. Before we take photographs, you will need to look around and think about how you can generate a sense of space so that rooms feel lighter and brighter. Another strong desire in rentals is storage space, people really want to be able to put their things away so you may want to start investing in some storage solutions. It’s winter now but tenants will prize outdoor space so get rid of dead leaves, and unblock your gutters so they can visualize being outdoors.

 

Appliances and cleaning

Alongside your regulatory responsibilities, tenants want to be sure all the white goods are of decent working order. At this time of year many electrical goods go on sale so it could be a good time to source whatever you think you will need. If you have ticked all this off your list then it's just a final clean before photographs. Think about investing in a professional cleaning company to deep clean your property so that it sparkles. With Christmas break coming up it’s best to get that booked in as soon as possible.
