Growth in Property Sales Under Lockdown


We have all had to adapt the way we do business under every changing restrictions. Those businesses that were ready to evolve and face the challenge head on have managed not just to survive but to thrive. Despite being in lockdown, James Estate Agents are proud to say we have been working very hard and have achieved amazing results. In just 12 weeks we have had 20 exchanges on properties. Our fall through rate is the lowest in the area with next to none.

 

Growth in property sales under lockdown


The market is still showing robust growth though this may change in the final quarter of 2021 as the government ends the stamp duty holiday on 30th June tapering off until the end of September. Since July last year there have been rises due in part as stated to saving on stamp duty. This extension is intended to keep the property market buoyant and galvanize people to move before the September this year. The potential savings for buyers on properties under £500,000 can be up to £15,000 which is huge compared to the previous threshold of £125,000 or £300,000 for first time buyers.

There are still plenty of reasons to be confident in the continued growth of the market with lots of properties for sale. It is now clear that some temporary measures such as remote working will be permanent, and many more people are rethinking where they live and their proximity to their employer.

 

Impact of coronavirus the housing market

This lockdown is not like last year where the housing market just completely went on hold. Now there is plenty of guidance from the government on how to keep safe and continue to keep the housing market moving. At James Estate Agents, we are following current guidance fully to ensure the safety of buyers, sellers and our team.

All property viewings will be done by appointment limiting the amount of people on site. Sellers and agents may prefer that potential buyers view on their own with the agent outside. We can provide hand sanitizer before entry and the owners should ensure internal doors are open inside the property to avoid touching handles. The government guidance covers cleaning protocols to allow buyers to safely enter the house. With plenty of preparation, homeowners adhering to the guidance and regulations set out by the government through the scientists should confidently be able to continue with the sale and viewings of their home.
