Our Landlord Packages are designed to fit in with the requirements of each individual Landlord and include Find a Tenant Only, Rent Collection and Fully Managed.
FIND TENANT ONLY
We will market and advertise your property, accompany viewings, negotiate offers and conditions, draw up the Tenancy Agreement, arrange for an Inventory and deal with the handover of the keys. The deposit will be held by us in the Tenancy Deposit Scheme. Our fees are payable in advance for this service.
This service is as above plus we will collect rent every month and issue monthly statements. Our fees will be deducted monthly from these payments.
In addition to the services above, we will be the first point of contact for the tenant should any problems arise. Any repairs that are needed we will instruct the appropriate contractor and obtain quotes for works which we will run by you before committing to the work. We will deal with any emergency works.
We will carry out six monthly inspections of the property and a copy of the maintenance report will be forwarded to you including any quotes for works that are needed.
We accompany all our viewings and therefore the majority of appointments are made during office hours. If you are happy to show the property outside office hours then just let us know. If you are likely to be out then we are happy to hold a key and conduct viewings in your absence. We will always give you notice of any viewing.
OFFERS, VETTING PROSPECTIVE TENANTS AND TENANCY AGREEMENTS
Any offers will be put to you and once an offer has been accepted our independent specialist agency will obtain all the necessary references and credits checks on the prospective tenant. Once the tenancy is ready to proceed the agreement will be drawn up, both the tenant and landlord will sign it and a copy will be sent to you for your records. The tenants will only move in once all the papers have been signed, the deposit paid and the first months rent has been received.
END OF TENANCY, CHECK OUT AND RE-LETTING
Towards the end of the tenancy we will contact you to ask if you are happy for us to invite your tenants to renew their tenancy for a further term. If you are, we will send a renewal of tenancy agreement for signature. If you or the tenant wish to end the tenancy then two months written notice must be given. When a tenant is due to check out an independent inventory clerk will visit the property and do a condition report, this can then be used to determine if any of the deposit is to be held back to cover any damage or cleaning. We will re-market the property and get a new tenant as soon as possible.
